Fees & price transparency
Every property transaction is different. The information below is intended to give you a clear guide to likely legal fees, third-party costs, the work included and typical timescales before you request a personalised quote.
Legal fees and VAT
For residential freehold or leasehold sales and purchases, and mortgages or remortgages, legal fees are normally quoted on a fixed-fee basis and typically range from £850 to £5,000 plus VAT and disbursements.
The exact fee depends on factors such as the property value, whether the property is freehold or leasehold, mortgage and lender requirements, the complexity of the title, and any additional work required.
VAT is currently charged at 20%. On the fee range above, VAT is £170 to £1,000, giving a legal-fee total of £1,020 to £6,000 including VAT, before disbursements. A written, itemised quote will be provided before work begins.
Likely disbursements
Disbursements are third-party costs paid on your behalf and are additional to the legal fee. Depending on the transaction, typical examples may include:
- Property search pack: approximately £250–£450
- HM Land Registry fee: approximately £20–£500+, depending on the property value and application
- Digital ID and anti-money-laundering checks: approximately £10–£20 per person
- Bank transfer fee: approximately £25–£50
Leasehold and managed properties can involve additional landlord, freeholder or managing-agent charges. These vary and will be included in your itemised quote when known. Some disbursements attract VAT and others do not; any VAT payable on a disbursement will be identified in the quote.

Purchase
- Taking your instructions, identity and anti-money-laundering checks
- Reviewing the contract papers, title and supporting documents
- Ordering and reviewing appropriate searches
- Raising and reviewing legal enquiries
- Reviewing and reporting on your mortgage offer where applicable
- Reporting to you on the property and legal title
- Preparing for and completing exchange and completion
- Dealing with Stamp Duty Land Tax or Land Transaction Tax formalities where applicable
- Submitting the application to HM Land Registry after completion
Sale
- Taking your instructions and completing identity checks
- Obtaining title information and preparing the contract pack
- Dealing with enquiries raised by the buyer’s conveyancer
- Obtaining mortgage redemption information where applicable
- Preparing for exchange and completion
- Redeeming the existing mortgage from the sale proceeds where applicable
Remortgage
- Reviewing the title and new lender’s requirements
- Carrying out searches or arranging alternatives where required by the lender
- Reporting on the new mortgage
- Redeeming the existing mortgage and completing the new mortgage
- Registering the new lender’s charge at HM Land Registry
What is not included
Unless specifically included in your written quote, the legal-fee range does not include:
- Stamp Duty Land Tax in England or Land Transaction Tax in Wales
- Surveyor, valuation, estate-agent, mortgage-broker or lender charges
- Landlord, freeholder or managing-agent fees for leasehold or managed property
- Indemnity-insurance premiums or specialist searches
- Additional legal work outside the normal scope of the transaction, such as resolving significant title defects, lease extensions, deeds of variation, complex Building Safety Act issues or other unexpected complications
Property taxes depend on the value and circumstances of the transaction and are additional to the legal fees and disbursements shown above.
Typical timescales and key stages
A straightforward residential sale or purchase typically takes around 8–12 weeks from offer acceptance to completion, although every transaction is different and a chain, lender requirements, leasehold issues or title problems can make the process longer.
- Opening the file: instructions, identity checks and initial documents are dealt with at the start of the matter.
- Contract, searches and enquiries: these stages run alongside one another. Searches commonly take around 2–6 weeks, depending on the local authority and search provider; enquiries depend on the issues identified and the speed of replies from third parties.
- Report and exchange: once the legal work, searches, enquiries and mortgage requirements are satisfied, you receive a report and the matter can move towards exchange.
- Exchange to completion: this is commonly around 1–4 weeks, although the parties can agree a different period.
- Remortgage: a typical remortgage takes around 4–8 weeks.
These are estimates rather than guarantees. Your likely timescale will be discussed with you at the outset and updated as the transaction progresses.
